SMC Brownill Vickers have completed the letting of 38 Bridge Place in Worksop town centre.
Acting on behalf of landlord client, John Harding Construction Ltd, SMC Brownill Vickers have agreed a new 10 year lease to Haricovert Ltd (t/a Trinity House Orthodontics). Francois Neyerlin at SMC Brownill Vickers agreed lease terms following a period of vacancy and short term pop ups.
The property was previously occupied by Bonmarche until going into administration in late 2020. The building occupies a very prominent corner position on Bridge Place in the heart of Worksop town centre, offering approximately 4,000 sq ft of commercial space and service yard.
The letting benefitted from the September 2020 Use Class change, which has allowed a wider range of uses without requiring a change of use. This has resulted in more business friendly environment to facilitate lettings and minimise planning risk for both, commercial tenants and landlords when negotiating new lease agreements.
The new commercial tenant trading as Trinity House Orthodontics intend to carry out an extensive fit out as modern dental clinic. Trinity House Orthodontics currently have practices in Wakefield, Barnsley and Selby, with new practices coming soon Kershaw House, Dudley, Worksop and Wombwell.
