This deal at 168 Balgores Lane wasn’t the biggest deal ever, but an example of the life cycle of a commercial agency instruction.
📅 September 2023: Initial speculative marketing advice provided to the freeholder looking to sell after retiring and closing down their butcher business post covid.
📅 September 2023 – March 2024: Regular client contact and change of solicitors for pre-marketing legal work to offer a marketable opportunity.
📅 March 2024 – May 2024: Open marketing via the private treaty method with several dozen enquiries and numerous viewing blocks, resulting in competitive best offers received and a buyer selected.
📅 Late June 2024: Attempted sabotage of sale following a new fence being erected on the client’s land.
📅 Summer 2024: Negotiations to deal with boundary issues to keep the sale going whilst the commercial legal conveyancing progressed.
📅 Autumn 2024: Sale completed.
📅 October 2024 – February 2025: New buyer attempted to let the property DIY – no need for a commercial property agent at that point!
📅 March 2025: By this point, the buyer didn’t have the time to deal with abortive deals, time consuming nature of sifting through interest, viewings, and deciding which tenants were credible. The buyer provided instructions for me to market the property to let as well as a newly built side retail unit.
📅 March 2025 – August 2025: Following strong letting interest, two well established local tenants, The Railway Children and Luxhomes, were secured on long term leases. Securing a strong investment to hold for the landlord client.
A mix of agency, social work, patience and persistence.
